Usage rights


At the centre of any fractional ownership framework are the usage rights which govern who can use the property and when.  Getting the use allocation wrong can have a huge impact on the marketability of a fractional product.

 

Lighthouse advises developers and owners on the most suitable usage rights, taking into account factors such as target market, type and location of the property and the proposed number of fractional owners.  We can develop user-friendly systems which strike a balance between certainty and flexibility for prospective owners, and manage the ongoing system if required.

 

Even where we are not involved in setting up the legal structure, we can act as a consultant in setting up bespoke usage rights, whether based on a fixed calendar, rotating calendar, reservation system or combination of these, and then administer the ongoing usage rights for the owners.
